Moving out
In anticipation of your move out, your lease agreement requires that you leave the property in fully cleaned and undamaged condition. All utilities must remain on in your name through the end of the lease. Our office does not conduct move out inspections until the tenant has fully surrendered the property. Inspections will be conducted without tenants present. We have provided a list that will be used by Property Management to inspect your unit after moving out to determine what charges, if any, will be deducted from your security deposit.

HOW TO GET YOUR DEPOSIT BACK
We have every intention of returning your security deposit, provided you have fulfilled your agreement with us. Please read the following information to help ensure a full return of your deposit without any misunderstandings:
PROFESSIONALLY CLEAN
To avoid any additional charges against your deposit, remember to professionally clean your unit inside/outside in accordance with our Move-out cleaning list below. We require you to have the carpets professionally cleaned and provide the receipt to us at the time of move-out. Please note that if your carpet cleaning does not remove stains, you will be charged for additional cleaning.
COOPERATE WITH SHOWINGS
Cooperate with the showings of the property whether for sale or re-rental, keeping it in a presentable condition.
Your lease agreement authorizes us to place on the property, a key box containing a key to show the property during the last 30 days of your lease (or as stipulated in your lease) or at any time the Landlord lists the property for sale. During this time, all pets must be kenneled during the day while tenants are away from the property to allow for proper access to the property.
If agents are denied access or are not able to access the property because of tenants’ failure to make the property accessible (accidentally or purposely), tenants will be charged a trip charge of $75 per occurrence.
Failure to allow reasonable showings during the final 30 days of the lease constitutes default of the lease. The security deposit can be forfeited, in its entirety, for this reason.
MOVE OUT REQUIREMENTS
- Regardless of move-in condition, the entire property and all carpets will be cleaned by a professional cleaning company and must include all of the following being cleaned. Receipts must be provided and the Property manager will determine if these have been cleaned upon move out inspection. Move out inspections will only be conducted after lease expiration. Please note that Property Manager will, at their sole discretion, determine if property has been left clean and tenant can have a copy of the final move out inspection. It is advised to give the cleaning company the list below.
- Spots and other marks, dirt, and grease should be removed from all walls, ceilings, baseboards, windows, window sills, doors, and air vents.
- All windows should be cleaned. This includes the window glass, blinds, shades, or drapes.
- Nails and screws should be removed from the wall. Do not patch nail holes to avoid being charged a painting wall fee.
- All closets, cabinets, and shelves should be cleaned and cleared of debris.
- Refrigerators should be thoroughly cleaned and wiped dry. This includes shelves, drawers, door seals, and the exterior. Dust and other debris should be cleaned from all accessible areas both underneath and behind the refrigerator.
- The oven and stovetop should be cleaned, and burner drip pans should be replaced with the correct size.
- Exhaust fans and range hood should be cleaned and free of dust and grease. The vent hood filter should be cleaned or replaced with a new filter. The filter should be the correct size.
- Light fixtures and ceiling fans should be cleaned and free of dust. All light bulbs must be working.
- All bathtubs, showers, sinks, toilets, and tile should be thoroughly cleaned and free of dirt and mildew. There should not be any water spots on any mirrors or plumbing fixtures.All drains should be cleaned and be free of hair, grease, dirt, and other debris.
- A/C units should be cleaned, and the unit should have a new air filter installed. The filter should be the correct size.
- All floors should be cleaned and free from any marks. Residents will be charged (if responsible) for replacement of torn, ripped, gouged, or stained flooring. Residents must have carpets professionally cleaned and provide receipts. If receipt is not provided and/or the carpet is still stained, residents will be charged to have carpets cleaned.
- Garages, driveways, walkways, and patios should be cleaned of all oil, grease, paint, trash, etc.
- All trash, leaves, branches, grass clippings, and weeds should be removed from yards, porches, and walkways. Lawns should be freshly mowed, edged, and weed-eated. Trees, shrubs, and bushes should be trimmed. Plant boxes should be weeded, and missing mulch should be replaced (if necessary).
- Swimming pools should be professionally cleaned, and receipt furnished when keys are turned in.
- Property will be inspected after the resident has vacated and returned all keys.
- All resident repairs should be done before move out inspection. Residents will not be allowed to keep keys or do any additional work after the move out inspection.
- Residents who vacate the property/unit without giving notice and prior to the end of their lease will be charged for rekeying the property/unit.
