Paul works closely with the Boards and our managers to insure the highest levels of service are maintained. With a wealth of experience in the Austin market, Paul employs a unique blend of experience, creative vision and economic practicality when it comes to assisting boards in developing short and long-term strategic plans to improve their community’s appearance and reputation. Paul’s strong community ties and decades working with Austin’s premiere lenders make him an invaluable resource when it comes to funding your association’s large and, or complex capital improvement projects.

  • Kimball is a licensed REALTOR® and holds numerous professional designations including Certified Manager of Community Associations (CMCA) and Association Management Specialist (AMS). His recent background includes having been a business unit VP/COO for the world’s largest owner and operator of private country clubs and communities in the U.S. managing a portfolio of properties valued at over $100 million. Kimball has served volunteer boards and committees for over 25 years and well understands the difficulties they face in today’s challenging economic environment. His background in a service-intensive industry, vast financial and asset management expertise and experience working with governing documents will help insure you receive Pioneer excellence in service and avoid financial pitfalls and governing snafus. Kimball is available as a valued resource to all Pioneer-managed associations.

  • Kitty is a licensed real estate agent and certified property manager. Kitty played an early key role in the redevelopment of several neighborhoods along South First Street as a developer and homebuilder. She oversees leasing, property management and maintenance of Pioneer’s large portfolio of residential and multi-family properties and supervises two certified leasing agents and support staff.

  • “Jon is a Licensed Realtor who works closely with Property Management to assist our owners in leasing or, if need be, selling their investment properties for top dollar. Jon is coming into his 9 year as a real estate professional and has hundreds of transactions to his credit. He is member of the Million Dollar Guild, Certified Luxury Home Marketing Specialist, and Harvard Business School’s Program on Negotiation. He has been with Pioneer since 2008.”

  • Jessica is a licensed real estate agent who supports House/Duplex managers and handles a variety of owner/tenant related matters including work orders, posting monthly rental payments, emailing statements and handling records storage. Jessica assists owners and residents with service requests, accounting questions and deed restriction violation reports. She is also cross-trained to assist in HOA related matters. She earned her Bachelor of Science Degree in Communication from Ohio University and has been working with Pioneer since 2009.

    - Jessica Gebhart, HOA Administrator/Licensed Real Estate Agent -

  • Jennifer is the primary initial telephone contact residents will have with our office. She is polite and responsible and is cross-trained to answer a majority of an owner’s calls about their association. When necessary, Jenn quickly captures information needed to escalate matters to the attention of the respective property or association manager. She is also the administrative assistant for the leasing department, making sure rents are paid on time and dispatching work orders for tenants.

    - Jennifer Tijerina, Resident Relations Specialist -

  • Judy has eleven years property and association management experience. Judy joined Pioneer in 2006 as Portfolio Association Manager. Under her exceptional leadership, several of her communities have received various awards from Austin Chapter of CAI; in 2011, Legend Oaks received the Financial Stewardship Award and Belterra was awarded the Community Spirit Award. Again, in 2012, Belterra received the Community of the Year Award. Prior to joining Pioneer, Judy was board president of one of the area’s largest single-family home communities and is experienced in deed restriction issues, Texas law and community dynamics.

    - Judy Wilcox, Community Association Manager -

  • Mike supports community managers and administers correspondence with owners, prepares meeting information (agendas, minutes, notices), assembles mailings and provides support for deed restriction enforcement and compliance. Additionally, Mike is the fulfillment administrator for the programming of gate codes and remotes for our gated communities as well as pool gate codes and key issuance for our communities with swimming pools.-family properties and supervises two certified leasing agents and support staff.

  • Nina supports community managers and assists owners and residents with service requests, account questions, deed restriction violation reports, and client statements. Janice assists accounting by coordinating the distribution of monthly financial reports to HOA and Condominium Board members, assists accounting with budgets and special projects.

  • Ney supports community managers and assists owners and residents with service requests, account questions and deed restriction violation reports. Nery assists accounting by coordinating the distribution of monthly financial reports to HOA and Condominium Treasurers. She also prepares resale certificates, condo questionnaires, refinances and supports the community pool and amenity fulfillment services.

  • Rick works with owners to set up repayment plans, insures proper sequence of late payment notifications are mailed in a timely manner in accordance with state law and files delinquent account collection lawsuits in Justice Court. Rick also represents Associations in mediation and Justice Court. He is trained and experienced in general civil litigation specializing in locating defendants for service of notice requirements and is fully experienced and trained in all primary steps of a lawsuit.

    - Rick Habecker, HOA Collections Manager -

  • Duane has been with Pioneer over 30 years and supervises the accounting staff. He oversees the preparation and review of all monthly association financial statements, interacts with the CPA for year-end returns and insures questions are addressed on accounting matters if the manager is not available.

    - Duane Knapper, Comptroller -

  • Amy prepares monthly HOA financial statements which include reconciling the Bank Statements, General Ledger, Aged Receivables Report, Paid Bills, Balance Sheet and Income Statement.

    - Amy Stark, HOA Staff Accountant -

  • Wally posts dues payments to owners’ accounts, enters invoices for payment, prints checks to be mailed out for payment, verifies payment amounts against budgeted allocations, files monthly paid bills along with bank deposit statements, tracks all vendor w-9s to have easily accessible, and handles general accounting tasks.
